The Church of Jesus Christ of Latter-day Saints is looking at its farmland in Utah County as a possible route for a new freeway.&lt;br /&gt;&lt;br /&gt;Future projections show hundreds of thousands of people could be living on the western side of Utah County within the next several decades.&lt;br /&gt;&lt;br /&gt;A good chunk of farmland near Saratoga Springs, the Cedar Valley and the Genola area are owned by The LDS Church. The Church hired consultants to find the best possible freeway routes through that land.&lt;br /&gt;&lt;br /&gt;Saratoga Springs Mayor Timothy Parker has been looking over the proposals. 'Proposed extension goes through part of Saratoga Springs and then crosses the foothills of Lake Mountain into Eagle Mountain and continues down through Cedar Valley all the way to the south end of Utah Lake,' he said.&lt;br /&gt;&lt;br /&gt;Parker says now is the time to start preserving land for future transportation corridors, something he wishes would have been done even earlier.&lt;br /&gt;&lt;br /&gt;Don't expect to see construction starting up any time soon. They said it is an East Coast company and is making overtures for a Western operation with access to a rail line, natural gas, water and power, all of which the acreage near Elberta has.&lt;br /&gt;&lt;br /&gt;"They wanted it shovel-ready by April," Utah County Planning Commission Chairman Dean Miner said.&lt;br /&gt;&lt;br /&gt;County commissioners created the new Planned Community Zone two weeks ago on the heels of setting up a specific area plan, or master plan, on both sides of Redwood Road and north and south of U.S. 6 encompassing some 50,000 acres in the Goshen Valley. The two largest landowners are The Church of Jesus Christ of Latter-day Saints and Utah's school trust lands. Private owners are included in the mix, county planner Jeff Mendenhall said.&lt;br /&gt;&lt;br /&gt;Commissioners placed the new zone on just LDS Church farmland, about 25,000 acres. No site plans have yet been received, Mendenhall said.&lt;br /&gt;&lt;br /&gt;Before a large plant can come in, extensive infrastructure construction would have to take place, he added, including roads, a power substation and access to the natural gas line that runs through the area.&lt;br /&gt;&lt;br /&gt;Once online it would employ as many as 1,000 to 1,200 people, Ellertson said. Initially it would begin with 400 hires.&lt;br /&gt;&lt;br /&gt;"It is for sure coming," he said.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;So what does that mean for Mosida Orchards?  That means growth on both the North side in Saratoga Springs and growth on the South side in Elberta.   This will ultimately create much more than the 1,000-1,200 jobs noted from the article. The plan is now undergoing a 45-day public comment period.&lt;br /&gt;&lt;br /&gt;At a public hearing Thursday, some Utah County residents criticized the plan as too ambitious while others urged the commission not to underestimate the lake's potential.&lt;br /&gt;&lt;br /&gt;The plan is meant to provide policies for the lake on recreation, natural resources, land use, shoreline protection and transportation.&lt;br /&gt;&lt;br /&gt;Commission Executive Director Reed Price says the commission expects to finalize the plan by the end of May.&lt;br /&gt;&lt;br /&gt;Dan Wheeler, of Orem, calls the lake an untapped jewel. I just read an interesting article in the &lt;A HREF="http://www.heraldextra.com/content/view/266070/57/"&gt;Daily Herald titled Growth will force a lake bridge&lt;/A&gt; it raised some interesting points on growth and the infrastructure needed to support this growth. I read this article in the Daily Herald titled &lt;a href="http://www.heraldextra.com/content/view/265991/57/l"&gt;Peering into the future&lt;/a&gt; and realize that there has been a lot going on.  &lt;br /&gt;&lt;br /&gt;The three major developments are as follows:&lt;br /&gt;&lt;br /&gt;1.  The Utah Lake Commision is in the process of developing a &lt;a href="http://www.utahlakecommission.org/document.html"&gt;master plan&lt;/a&gt;&lt;br /&gt; for the lake and surrounding property.&lt;br /&gt;2.  The Mountainland Association is &lt;a href="http://www.utahcountyeastweststudy.com/"&gt;studying east-west traffic flow&lt;/a&gt;&lt;br /&gt; in Utah County.&lt;br /&gt;3. &lt;a href="http://www.dot.state.ut.us/main/f?p=100:1:557646600528156934::::V,T:,1"&gt;UDOT&lt;/a&gt; will begin its&lt;br /&gt; environmental impact study on Utah Lake starting this July.&lt;br /&gt;&lt;br /&gt;The growth analyst are predicting in the next 30 years is shocking. I've been boating and waterskiing on this lake for as long as I can remember and thought to myself what a waste.  It's a shame it's taken us this long to realize what Utah Lake could be. Just look across the lake and you can see the homes creeping further south daily.  The growth of these west side communities are a good indication of the future.  Are developers going to benefit from the building of a causeway....absolutely.  Just like when a new freeway is built the property in the vicinity of that freeway increases in value but does that mean the freeway isn't needed?  Just ask those people who commute from Eagle Mountain and Saratoga Springs to Provo each day.  Why not plan for the growth that is coming to Utah Valley inevitably? If the causeway were a toll road a portion of that toll could be used in rehabilitating Utah Lake.  It is going to take money to clean up Utah Lake.  A lot of money! Obviously a bridge is significantly more costly than a causeway but having the Utah Lake Commission start a study on the impacts of such an endeavor is a good thing.&lt;br /&gt;&lt;br /&gt;Keep in mind this causeway/bridge could be privately funded to alleviate the financial responsibility of the tax payers. If this were the case the causeway/bridge would most likely be a toll road placing the financial burden upon the users. &lt;br /&gt;&lt;br /&gt;There are all kinds of scenarios where Utah Lake could benefit from the building of a causeway/bridge. What if it was privately funded and the causeway/bridge were a toll road? A portion of the funds collected could be used to clean up the lake, dredge and start creating usable recreation areas along the shoreline. I believe the reason Utah Lake has remained in the state that it is in for so long is it needs a viable source of money in order to turn it into the asset that it should be. Typically a master planned community is planned from the beginning with the end in mind. This is a radically new way of developing here in Utah. We are used to urban sprawl or suburban sprawl. Urban sprawl is where cities are spreading into rural land where you typically have single family homes on larger lots using up more land. With a master planned community everything is thought out from the transportation and road capacity all the way down to the community trail system. Lots are typically smaller with a higher density. This is definitely something new and it may not be for everyone. By keeping the lots smaller you are able to provide pocket parks throughout the community with lots of amenities. So instead of looking at your neighbors 1/2 acre lot that he doesn't mow anyway you can enjoy the outdoors at your neighborhood pocket park. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I was at DayBreak for their grand opening and was skeptical about how well this type of community would do here in Utah where we like to have a lot of room. They certainly had done their marketing with the promise of a man made lake to paddle boat on, the fish ponds, the trail system and the neighborhood pocket parks. I have since returned and while I was driving through the development there were people out playing volleyball, a father and son at the fishing hole, a lady in the community garden picking fresh vegetables it was amazing. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I believe that master planned communities are the wave of the future they use our resources more responsibly and everyone benefits.&lt;br It has been talked about for years.  There are indeed significant hurtles to such an endeavor but if done right I believe will benefit everyone in Utah County.  This road could be paid for by developers or private investors taking the financial burden off the tax payers.
